Yes, I was speaking of the earnest money when I stated binder. My mind is in a whirl right now : ). The earnest money is applied to your closing cost when you close on the house. We did have a contingency in our contract to be able to walk away if the WDO inspection came back positive for WDO's. You could also request that the seller take care of whatever is needed to get rid of and repair any damage from the WDO's. We would have been able to cancel the contract and get our binder back but we also would have lost the money spent on the inspection and appraisal etc. All part of buying a home I guess.
My home is in Lake Asbury, FL which is a rural area outside/near Jacksonville, FL. The home was built in 2003 and is 1,996 sqft, 2 car side garage, corner lot, 5br/2bath, formal dining, Huge kitchen with island and eat in, fenced back yard for 119,900. This was a short sale. We chose the area because it is beautiful and well kept, great schools, lots of families etc. We also choose to buy out here because it is much safer then Jacksonville, FL. My husband would much rather commute to work then live in Jacksonville. I am only 30 years old and I have had my home broke into twice and robbed at gunpoint once so I am happy to be in a safer community.
I hope that answers what questions you had.

Thanks so much for answering!!
The house I grew up in was robbed twice (no one was home) and my mom has an alarm system too, so obviously that doesn't stop them. She lives at the top of a hill on a difficult to find dirt road in Seattle.
I prefer a rural area just to be safer, though the movie 'The Strangers' does scare me not to be close enough to have someone hear me scream, or an alarm go off. I'll be 30 too in Oct, and if my BF doesn't move in with me, it'll just be my maltese dog and two cats keeping me company, so I understand about wanting to be safe.
I hope I can post the same happy ending before the end of this year.
