      <title>CapitalOne, I’m angry at you!!!</title>

      <description>&lt;P&gt;I'm just her to complain for a moment.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;So currently I have been doing AZEO during my home building adventure. &amp;nbsp;I am scheduled to get my closing date early next month and at that time the lender will be updating my credit report on file to lock in a rate. &amp;nbsp;It just so happens that April was the anniversary for my CapOne Quicksilver One card. &amp;nbsp;I have a $39 annual fee. &amp;nbsp;I never use the card, but it was my first after finally getting back into the credit card world after rebuilding and I didn't want to close, nor was it a good idea during the mortgage process. &amp;nbsp;&lt;BR /&gt;&lt;BR /&gt;&lt;/P&gt;&lt;P&gt;I knew the annual fee would be due and I've been monitoring my account daily to catch it and pay it immediately so a $0 balance would report. &amp;nbsp;I even called cap one a few days ago and sat on hold for an hour just to ask someone when it would post and could I pre pay it, explaining my reason. &amp;nbsp;They stated that it should have posted on April 8th according to their system and if not I likely wouldn't be charged for it (yeah right). &amp;nbsp;&lt;BR /&gt;&lt;BR /&gt;&lt;/P&gt;&lt;P&gt;Now to today, I logging this morning and no charge. &amp;nbsp;My statement closes today. &amp;nbsp;I just checked again to be sure a few minutes ago and boom, there it is, a dreaded $39 balance with my min payment due on May 21st! &amp;nbsp;Noooooo!!!! &amp;nbsp;&lt;BR /&gt;&lt;BR /&gt;&lt;/P&gt;&lt;P&gt;Why in the world would they wait until the very last moment to post it to the account!?!?! &amp;nbsp; Very frustrating for me! &amp;nbsp;I don't think I'll take much of a hit, if any as I have had this happen with another card about 3 months ago, but geez!!!&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Ok, vent over. &amp;nbsp;Thank you for reading, or not. 😃&lt;/P&gt;</description>

      <description>&lt;P&gt;Curious to know if you knew it was a chance of being on this statement why wait until it post to pay? You could've easily done an overpayment so that it wouldn't have reflected. Most annual fee aren't added until the statement cuts. Amex got me like that on my current statement for the blue cash perferred. Would've been 0, but of course they slapped the 95 annual right as the statement closed.&lt;/P&gt;</description>

      <description>&lt;P&gt;I can't see a mortgage app getting rocked by a $39 balance on a credit card, even if it places you at 10% utilization on the card.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;$39 debt on credit cards compared to $15k most likely will be treated differently and looked at by an algorithm or human eyes differently, even if $39 is higher total utilization than someone with $15k debt.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;But I could be wrong.&amp;nbsp;&lt;/P&gt;</description>

It does suck.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;The csr are pretty good with fee waiver. Hope they are able to assist you with a&amp;nbsp;statement credit since you paid the fee or a product upgrade.&lt;/P&gt;</description>

They do a 3B pull of the reports and go over them line by line, but until a loan is approved the scores ar irrelevant. Once approved they use your middle fico mortgage score to set the interest rates only. If a loan is rejected based on something in the reports, they don't even need the scores. Many talk about the middle score as if it has to be in a certain range to get approved, but when banks are considering having that much on the line they could care less about scores in making that decision. Be prepared to answer questions about that 60 day delinquincy from 5 years ago, and also be prepared to pay any debt that was charged off. Charging off debt is a legal term to allow the banks to count it as a loss on tax returns, it does not mean they or a collection angency will not still try everything possible to collect it, including lawsuits if still within the SOL. My understanding is that hours are spent going over everything in all 3 reports, and then if approved minutes are spent to set your rate, because that rate is set on the middle score alone. I had to settle quite a few of my then wifes bad debts to ever get approved.&lt;/P&gt;</description>

But they look at more than scores. They look at total utilization, among several other things. I'm not sure AZEO that's now AZET at 1% utilization will matter much.&amp;nbsp;&lt;/P&gt;&lt;HR /&gt;&lt;/BLOCKQUOTE&gt;&lt;P&gt;Unless it has changed since I first got a mortgage, lenders do not use credit scores to approve or reject an application at all. They do a 3B pull of the reports and go over them line by line, but until a loan is approved the scores ar irrelevant. Once approved they use your middle fico mortgage score to set the interest rates only. If a loan is rejected based on something in the reports, they don't even need the scores. Many talk about the middle score as if it has to be in a certain range to get approved, but when banks are considering having that much on the line they could care less about scores in making that decision. Be prepared to answer questions about that 60 day delinquincy from 5 years ago, and also be prepared to pay any debt that was charged off. Charging off debt is a legal term to allow the banks to count it as a loss on tax returns, it does not mean they or a collection angency will not still try everything possible to collect it, including lawsuits if still within the SOL. My understanding is that hours are spent going over everything in all 3 reports, and then if approved minutes are spent to set your rate, because that rate is set on the middle score alone. I had to settle quite a few of my then wifes bad debts to ever get approved.&lt;/P&gt;&lt;HR /&gt;&lt;/BLOCKQUOTE&gt;&lt;P&gt;I'm not concerned about getting the loan approved. &amp;nbsp;I am very close to my middle score being over 700. &amp;nbsp;My concern is the rate. &amp;nbsp;I get a Lowe rate once I hit 700 according to my LO. &amp;nbsp;My last 3B last month had my middle score at a 691. &amp;nbsp;This is the sole purpose of AZEO, to maximize the scoring. &amp;nbsp;I'm sure I'll be fine, post was more of just a funny vent then anything else. &amp;nbsp;&lt;/P&gt;</description>
