Thanks!! Now we just discovered a bogus collection from 3 years ago on wife's account. Contacted the collection agency and they have no record of the collection. Just disputed all three bureau's. Will let you know what turns up.

I've been waiting for my TU to hit 740 so I can refi the house. It's stuck at 733 but EX is at 785. The reports have identical tradelines (according to myfico). My CC util is <1% (approx $250) and the only derogs were 6 years ago I had 60 day late my student loans 2 months in a row and 30 day on a consumer loan. I've got 9 open accounts (2 CC, 2 MTG, and 5 Student loans). Is there anything I can do to get this TU up?

MY TU was 728 on 5/15 with over $10k of CC debt and util at 50% on one card.

The TU you are pulling from here is TU98 and the one your mortgage lender will pull most likely will be a TU04 which in my experience is usually higher. YMMV as always, but you might already be there.

Oh, and drop the balance on one of those CCs to $0 and leave the other at less than 9%. That should give you a bit of a boost. My sweetspot for my scores is 4%.

Thanks, I think I will give it a shot. I had all but one at zero balance, but the sneaky chase folks threw on the $95 annual fee at closing date. Argh!!! The two statements closed on the same date, so no way to fix in time!

But maybe I can adjust before next statement and have refi agency do a rapid rescore if I'm not there yet.

Just app'd for the refi. All three scores were 775-785. Holy cow, 50 point difference on their TU and this TU. Regret paying myfico $16 to see an old score, but as always cavea emptor.

The EQ you get from here should be spot on. The TU and EX will be different models. TU that most mortgage lenders use is TU04 and you can't buy it.
