    <description>&lt;P&gt;Great info and thread!&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Yeah, you and Revelate seem to have hit the ceiling with tax liens on your reports. It seems that with well aged credit and scores that are groomed the highest you can achieve is 730-740.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I have tax liens on EQ and TU but my oldest account is only 3 years 3 months with an AAoA of 1 yrear 10 months. I also have 2 inquiries on EQ and TU from 9/14 that are still affecting my scores. The highest I can get my scores are around 705 to 715.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Look for the light at the end of the tunnel though. The tax lien fell off my EX report leaving me with a spotlessly clean EX report and my EX mortgage score jumped 100 points!&lt;/P&gt;</description>

      <title>Simulator pay down revolving test</title>

      <description>&lt;P&gt;There is another thread about the simulator and paying down installment loans.&amp;nbsp; I don't have student loans so I have no option to pay those down in my simulator nor do I have an option to pay down my auto loan.&amp;nbsp; There is a lot of skepticism towards the simulator, maybe this will help.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I am running 8% utilization with 3199/40750.&amp;nbsp; I only have 3 cards.       <description>&lt;P&gt;Ok, some more potentially relevant factors to document as you start this:&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Which three CC do you have, and what month/year was each opened?&lt;/P&gt;&lt;P&gt;What is the CL and open balance on each?&lt;/P&gt;&lt;P&gt;What is your expected timing to pay down the cards?&lt;/P&gt;&lt;P&gt;How will each card open balance be changed to achieve your overal utilization reduction?&lt;/P&gt;</description>

It seems that with well aged credit and scores that are groomed the highest you can achieve is 730-740.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I have tax liens on EQ and TU but my oldest account is only 3 years 3 months with an AAoA of 1 yrear 10 months. I also have 2 inquiries on EQ and TU from 9/14 that are still affecting my scores. The highest I can get my scores are around 705 to 715.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Look for the light at the end of the tunnel though. The tax lien fell off my EX report leaving me with a spotlessly clean EX report and my EX mortgage score jumped 100 points!&lt;/P&gt;</description>
