It sounds like you may have a mixed credit file rather than a split file. In a split file, one does not see accounts or other records that is not his. Rather, his records get split into two files, but all the accounts on each file belong to him.

In a mixed file, accounts from someone else get mixed in with yours.

The way you describe the unexpected derogs (which it sounds like you do not recognize) you may be dealing with a mixed file -- or possibly a combination of mixed and split.

Some questions:

When was the last time you pulled a valid EQ report -- one that looks correct to you? Do you have a copy of that older report? Do you have copies of these correct older reports from multiple sources? For example, one from Aug at myFICO and one from Karma in Sept? This kind of documentation will be helpful.

Prior to this disaster, was it your observation that your three reports (EQ, TU, EX) all had the exact same data? In that case, 3B reports from Aug and Sept combined with extremely recent reports pulled at EX and TU (e.g. dated tomorrow) may help. It will provide evidence what has in fact occured is an error on EQ's end.

The kinds of documentation I mention above will help you as you work with Equifax to fix the problem but also as you work with your lender.

Have you ever pulled your three FICO mortgage scores? If so when was the last time? These are different from your FICO 8 scores. What are your three mortgage scores now that the EQ is much lower? Remember that what matters is your middle mortgage score and this may be unchanged or still > 760.

So all my scores are around the 750-790 FICO mark. On today's credit karma update i noticed that my EQ score had dropped dramatically. I automatically called myfico support team to also verify the same score drop and they confirmed that they were getting the same score reported to them from EQ. They advised i'd call EQ and speak to a supervisor regarding a SPLIT FILE. After hours on the phone, they did in fact tell me that i had 2 files on their system. How do i go about having EQ report the correct file with all of my student loans, installment accounts, vehicle loan, etc. instead of a file that only has 6 tradelines on it and 2 negatives from 20011-2012? This has really hurt me and my family as we were planning to put a deposit on a new home TOMORROW noon. Is there anyone that i should contact regarding this issue?

I hope someone can help you here or maybe you found out what to do by now. What are the chances it happens the night before you put $ down on a home? I feel so disheartened for you. I hope you work this out! Please keep us updated.
