Been paying everything off to go AZEO and credit karma updated and all my accounts are where I want them to be. Is it safe to app or should I wait till I get a fico update at the end of the month

If you are looking for a specific score before apping I guess wait.

If you are just planning to apply regardless and are simply trying to optimize your scores: if CK has updated and things look legit, while you may want to sanity check EX, fact is your scores have already updated (instant in time) so app away.
