    <description>Judgments are no longer reported on CRs, so you needn't worry about that.&lt;BR /&gt;&lt;BR /&gt;Evictions are public record and anyone can locate them if they search the clerk of courts records. Lexis-Nexis and/or other 3rd party services do this to provide rental screening services, IIRC. Same is true of judgments.&lt;BR /&gt;&lt;BR /&gt;You have the option to contest the eviction in court. State laws vary on your rights.</description>

      <title>How will eviction affect my credit/rental history?</title>

      <description>I was evicted from my apartment because of an incident that occurred with my roommate while I was not home. The leasing office called me the next day to let me know about the incident and tell me we were being evicted. They put an eviction notice on my front door later that day. There was no court date on the notice and when I asked one of the people in the leasing office, they said that since we were not contesting their decision that they didn’t think it would go on our rental history or credit report but they weren’t sure. So how will this affect me? I’m having trouble finding answers online as most questions pertain to missing a court date. We don’t have a court date at all. I just don’t want this on my rental history. If it does go on my rental history or credit report, what can I do?</description>

      <description>&lt;P&gt;Unless you owe them money and haven't paid it and it goes to collections, then it would show up of your credit report.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;As far as "rental history", this would only come up if you applied for another place and used them as a reference.&lt;/P&gt;</description>

      <description>I do owe them money but it will be paid off on time and won’t go to collections.&lt;BR /&gt;&lt;BR /&gt;So it’s as simple as not listing this apartment on my rental history? The eviction won’t be public record or anything?</description>

      <description>&lt;P&gt;As far as I understand the eviction will not show on your CR unless you owe and get a judgement filed against you. So regarding applying to new lines of credit and such, it shouldn't have any impact.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;However, it will definitely show up on background searches and different data collection services that apartments and landlords use to screen tenants, and this might make future rentals very difficult.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Best of luck.&lt;/P&gt;</description>

Judgments sometimes wind up in your credit reports.&lt;/P&gt;</description>

I was evicted from my old place back in early 2011 and since I didn't contest it and it wasn't due to rent, it doesn't show up anywhere. Same back in 2009 when I had legal trouble and the apartment kicked me out for it. I also received a notice to quit when my old roommate died in 2015. None of these actually were filed with the court because I complied with the notice to quit.&amp;nbsp;&lt;/P&gt;</description>

      <description>@Saeren There are no legal evictions that do not run thru the court system, that I'm aware of. Filing a Notice and you voluntarily leaving does NOT constitute an eviction; that's you choosing to vacate without being evicted. Of course it won't show up; you weren't evicted.&lt;BR /&gt;&lt;BR /&gt;A Notice To Quit is a condition precedent to filing a petition for eviction. In other words, it is a preliminary step that must be completed prior to initiating certain evictions. Again, a Notice To Quit does NOT constitute an eviction, so of course it will not show up.&lt;BR /&gt;</description>

If it does go on my rental history or credit report, what can I do?&lt;HR /&gt;&lt;/BLOCKQUOTE&gt;&lt;P&gt;It appears there is some confusion about what actually occurred.&amp;nbsp; Clarification will produce a better response.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Where you actually evicted?&amp;nbsp;&lt;/P&gt;&lt;P&gt;Did they post a 30 day, 15 day, 10 day and/or 3 day notice to quit?&lt;/P&gt;&lt;P&gt;Was the sheriff involved in the process of returning the property to the leasing company?&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;If I understand what you wrote correctly, you were notified that a rule violation occurred and the leasing company informed you of their intention to exercise their rights to end the lease and have you vacate the property.&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;If you vacated without argument in the timeframe given on the notice, you were not evicted; you voluntarily surrendered the property after receiving a quit notice.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I wouldn't use the company as a reference. It's unlikely the company would report the intent to evict so long as there was no physical or financial damage incurred.&amp;nbsp;&lt;/P&gt;</description>

      <description>&lt;P&gt;If the reason for eveiction had absolutely nothing to do with you, then you are nothing more than collateral damage and the rental office, if they are reputable would have given you options, since "YOU" were not the primary reason for being evicted.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;You stated in later posts that you owe them money and will pay them, which is great, but it seems like they are hanging yo out to dry and if i were you, I would have wnet down to the court to stop them from evicting you, if you truly had nothing to do with it.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;You stated "roomate." Was this student housing or a co-op? If so, each of you should have had separate leases and their issues wouldn't have affected you.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I'm thinking they are "playing" you, because they know they don't have a leg to stand on by evicting you, so they are "ACTING" as if they are oing you a favor and not filing the eviction with the local courts. I wouldv'e called their bluff by being proactive and going to the courts myself.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;Quick example, brief story. A friend of mine lived in an apartment that the AC unit leaked and flooded the carpet, then it stopped working, so now they had a leaky AC unit and no AC in the Summer in Florida. The complex management felt that because they (the maintenance man) stopped by and took a look, that it wasn't neglect, so my friend, she went to the courts file case, which also banned them from evicting her, because for three months she refused to pay rent due to this problem. The courts agreed with her and the complex was forced to immediately get it fixed, plus after getting it fixed, they allowed her to stay the remaining four months of her lease "rent-free."&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;I said all that to ay this, these apartment managers thinks that people are ignorant, poor or both and can't afford a lawyer, so they scare you into doing what they want, and at worse stall you out until your lease is up and hope you angrily decide to move out.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;</description>
