I was wondering this as well. I have worked "public interest" jobs and worked 1.5 years as a social worker and now half a year as an attorney. I have an MSW and a JD so I didn't know if this would be held against me since they are not technically the same field

I have been employed full-time (after a number of fashions) since graduating from college about 6.5 years ago. Here's the run-down:

36 months with AmeriCorps*VISTA - three different site placements but all with the same overseeing agency - worked at a museum and county health department developing anti-poverty programming/funding

12 months running said VISTA program until the person over my head ran the thing into the ground.

18 months doing similar programming, outreach, grant writing work at the library. I was part-time for 12 months, full-time for 6.

14 months part-time position doing bookkeeping and generally just making ends meet while the library scrounged up funding for my FTE.

12 months at the current job next month - financial manager/site manager for a low-income housing provider

There is a one month gap between the library position and the housing position (Feb-March 2013), which was deliberate. I was burned out and didn't want to wait for my new job to open up before I quit the old one, so I just took my two months of banked vacation time in a lump sum and threw myself at some volunteer opportunities and took a lot of naps while I waited.

My current job is salaried and W-2, all previous ones were hourly, W-2. I've never been employed less than 40 hrs/week in total. I'm carrying the same skillsets from job to job, but do I need another year at my current job before I can qualify for a mortgage? Or is "public service/non-profit" an industry and I'm over-thinking this?

Looking at a USDA loan, where I live is quite rural and pretty much all the homes within a 100 mile radius qualify, so it seems to be the best option.

Easy Peasy!

That should work with any lender.
