Less than 2 days after providing all the requested docs to the loan officer at peoples Mortgage last week . And my offer was accepted on a house already yesterday , I'm opening Escrow in tomorrow

There are fully-underwritten preapprovals and there are the more usual credit preapprovals. The latter can be done in mimutes and is based on your credit report data supplemented by the info you verbally provide to the lender.

Gift funds are funds that you have received from someone without you having any obligation to pay it back ... hence the term "gift".
