GOT MY CONDITIONS!!!!

Big ol SIGH OF RELIEF!!!! They want LOE for credit inquiries (all made by mortgage broker), LEO ragarding whether or not I pay child support on my son (NOT he lives with me full time), and they want my most recent transaction history showing Good Faith Deposit was cleared and copy of cancelled check, Homeowner's information, Termite INspection Report (already done, no termites) and the appriasal which has been ordered! Yay me!!!!!!!!!!

Thanks! Only thing is and maybe you guys can tell me about this, my bank statement was down a little from the last one I sent. My inspection fees cleared along with the $500.00 I gave the sellers realtor when I made my offer. Of course Sunday was Easter and my 13 year olds confirmation. He had to have something nice to wear and I got him a gift. On top of Easter gifts I spent about $350.00. Will they judge me for that? I still have all the money I need for closing. That money has not been touched. By payday on Friday I will be back up to where I was when I gave the last transaction history. Maybe I should have held off till Friday?

Believe me, I am already crazy over this!lol It has been the most exhausting and stressful ordeal. I just HATE being under a microscope. I have always been in control of everything in my life but this part is out of my control. I can't make an underwrite see me the way I see me. ha ha

Congratulations !!!!!!! Your story inspires me. Single mom here, too, and hoping to buy a home by early next year. 7yrs ago I was also in super crummy place but since then I've worked hard to be in much, much better place!

Takes a lot of discipline and a lot of tears but you can do it! I had two emergency surgeries during those 7 years and racked up some major medical but this site and all these people here taught me how to deal with it and get rid of it! Good luck to you and your children! It will be worth it for all of us, I jsut know it!

Do you think they would come back with more conditions once I satisfy these? I really have nothing at all to hide. I have a few medical collections still but nothing major and I am going FHA. Most are really old. I can't think of anything else they could ask for. I've never been in foreclosure or filed for bankruptcy. I don't have any charge offs or late payments either.

My LO called me last night and said she is really confused about why the underwriter asked me whether or not I pay child support on dependent child listed on Form 1003. She says she has never had anyone asked for this type of LOE. Should I be concerned? I was never married to my son's father and I have my son full time. I never asked for child support. Don't want his dirty money. Why would they ask me for this?

...underwriters are by nature a strange breed ...they have great power over other's lives for very brief periods of time ...not to mention they are human as well ...so they make mistakes ...answer the question, move on

..."its not ours to wonder why, ours only to do or die(sic)" ...especially when dealing with mortgage underwriters ...hth

...you want wierd? ...WF uw refused to accept my lender's preapproval letter today because the LOs sig was stamped rather than hand-written

...ok, game time ...LO responded within minutes with signed letter ...she did, however, not include the comments she made to me and my realtor regarding WF's well earned reputation

...had she done so I'm guessing the WF uw would have immediately burned my file in her trash basket

That's crazy. I hate being at someone else's disposal. I am used to controlling everything in my world. I have to. I'm a single mom!lol Handing off mine and my kids future to some stranger is really hard for me to swallow. Glad your LO got it done quickly for you. Where are you at in this process?

...I've got a signed contract and verbal approval from asset mgr on short sale price ...but nothing in writing as yet from WF ...and I'm not spending a dime on anything until I have that ...just looks like WFs internal processes would make a mule blush in comparison ...they already gave written approval on the same price to the previous buyer who couldn't close, but here they are dragging it all through the same mud again just to prove they can ...howsomeever thats a story for another day ...don't want to hi-jack this thread, eh

Lemmus, good luck with it all. This whole proces seems to creep. Never seen anything like it in my life. Seems like Mortgage Companies would want to credit approve completely before going through this whole process only to see it fail in closing. I know that I truly thought that once I got the pre-approval that I was safe. I learned very quickly that things can go awry all the way up until they hand you your keys! It's nuts! Who wants to put their life and everything they have saved up on a not-so-sure-thing? But we do it anyway.lol Good luck with your short sale process. I considered it a couple times but it seemed even more complicated which is too complicated for me!lol
