Frugal, all I know is my realtor called me on Friday to tell me sellers agent FINALLY called her back and he said he knew nothing of the repairs. Said he was having no luck getting ahold of the seller. Once I blew my top and cracked open my first drink, my realtor called me back and told me that seller's agent's WIFE called her and told her all repairs have been completed and it was ok to send appriaser back out (apparently a husband and wife team with poor communication skills). I spoke with my LO on Saturday and she told me that MC had requested a letter from seller stating they would absorb all costs of FHA repairs and the $150.00 re-inspection fee. We have seen no letter. My LO sent sellers agent an e-mail stating that we MUST have that letter by Monday AM to be able to send appraiser back out. I's e-mailed LO this morning to see if said letter was recieved but have heard nothing. Been trying to schedule my walk through but realtor is hesitant due to not knowing when appraiser is going back out. I'm thinking Monday closing just isn't going to happen. It's a simple letter. We have come this far are they really going to argue over $150.00 more?

I am curently in process with them.... (USDA Guaranteed Loan)... My particular loan officer has been outstanding as a communicator... the entire process seems to have alot of moving parts.. I am the most let down with however the appraisal was ordered/scheduled... It was supposed to have been completed 4-20-15 and I was charged $625 PREMIUM to have it done "rush" BUT I know that the property was barely appraised in the last couple of days... then the appraisal will have to make its way to the clearinghouse for review before heading to the lender...then off for final lender AND USDA underwriting... initially Apr 30 close isnt gonna happen... glad the lender and realtor agreed to list May 14 for closing date...

I was scheduled for April 24th but as slow as things were moving I decided I wanted to push it out to May 4th so I would not be let down when the 24th didn't happen and now it looks as though the 4th isn't going to happen either. What were your conditions like?

I havent , as yet, REALLY seen any conditions ? I have been submitting updated paystubs to my loan officer as they occur... I did have to fill out and sign a few papers for USDA a week or so ago that had me list my wife and newborn baby as "other occupants" of the home....I do know that about a week ago YET ANOTHER set of employment verifications went out. ( I have one primary employer and 2 secondary) and that they were completed and returned to processor on the same day..... I understand that they have to be updated about every 30 days ??

I have only gotten 2 sets of disclosures from them. They called my boss to verify employment and had asked for a recent transaction history showing earnest deposit had cleared. I did get an update last night from my LO that said we have cleared underwriting all except they want my most recent pay stub and I sent it to her. She said the appraiser has been sent back out to do final FHA inspection of repairs. Once that is complete she says we should have our final approval and clear to close. We are moving in the right direction but I am still afraid all will not be done for me to close on Monday. I have vacation time set up, storage unit only paid up until the 6th and a mover scheduled for the 6th. If it doesn't happen on Monday everything is going to be a mess.

Seems like my major holdup right now is the appraisal... I PAID PREMIUM pricing of $625 to get it done Sat April 18th as that was the "only" date the appraiser had available until June ?? (I have to use this USDA "certified" appraiser) (certifiable bull*^%) . guess what ? My loan officer says the clearinghouse still doesnt have it from appraiser... grrrrr....

sounds like you should be getting a refund for the expedited service. 10 days for an appraisal is longer than even normal turn around times.
