Inspection, what repairs does FHA require before closing?

We just received back the inspection, there are several small things here and there, but the biggest things I saw stand out were:

AC Unit would not function - inspector advises it is past it's usage age and needs replaced

Baseboard heating could not be tested due to missing knobws

Sellers drilled screws at a couple spots THROUGH roof into shingles (yes, dumb), which is resulting in a slow leak in attic above garage in two spots

Will these be required to be repaired before closing, or can I have them repaired after closing? We got the house for $50,000 less than list price, so the sellers had said in that they wouldn't be doing a bunch of small repairs for inspection. I like the house, so I don't want to back out, but not sure how to handle this AC and Heat issue???

With those issues i would say its a NO GO for an FHA loan unless seller makes the necessary repairs.

But i could be wrong

sports1965 is right.

You have to have working heat and a/c for an FHA loan. The appraiser will check all the health and safety items during his/her appraisal process and if the item ends up as needing repair on the appraisal report, it must be repaired and re-inspected by the appraiser prior to closing.

Since you have an inspection report showing these items are not working, have the seller repair prior to the appraiser coming out. That way the items won't be in the report and you won't have to have the appraiser re-inspect.

Search for a list of FHA health and safety items so you know which items they will inspect and those are the ones to have repaired prior to the appraisal.
