It's possible. What county are you looking to buy in? Do you have anyone else who will be living with you that has an income? The reason I ask is because USDA will count all household income even if you are the only one on the loan and I want to make sure you would be below the income limit. Also do you currently own a home and if so will you be selling it before you close on your new home?

My wife is a teacher who did not work the 2015-2016 school year but may return to work this fall 2016-2017 school year. She would make 52000 a year. We do not own a home. Would her income make a difference?
