I sure hope to be in this group myself (1st VA loan). I'm not sure what to expect from here though. I've signed, given earnest money, just had the home inspection done today (lots of red stuff!?) and am now waiting to find out what's next. Like (it seems) most of y'all, I'm trying to gauge when to give notice on my apartment...don't wanna even WORRY about being homeless but don't wanna pay one dime more than I have to for the 30 day notice either. BOL to all of you and hopefully I'll be back with an "October Closers" post in the near future :-)

So our appraisal came back yesterday and it came in lower than our sales price.we had offered 140,000 and was hoping to wrap our closing costs into the loan and have the sellers pay our closing costs but the appraisal came back at 133,000. After negotiating we agreed to the 133,000 and splitting closing costs. Hopefully no more bumps in the road.

We put in our notice with our landlord after the appraisal came back in our favor and we signed our commitment letter. Hope that helps to give you a better idea of what to do!

Talked with lender today and was told we were sent to final underwriting this morning. Hopefully being sent to USDA Friday which is the last step of our loan -we hope to hear clear to close next week!

We were sent to USDA friday 9/29/17. When I checked the status of USDA loans on their site they were working on loans sent 9-26-17 and estimations from following the website they stay about 3 days out... so hopefully by Wednesday we will know and hopefully get a clear to close by Oct 7. All hopeful wishes and fingers crossed!!

Our lender just called to tell us we made it through USDA approval and we are clear to close!!! I am in shock on how fast we got our USDA approval- less than 1 day! We are set to close Thursday 10-5-17!!!!

So we are still awaiting all of the title work to be completed (ordered 9/19) and are supposed to close on the 12th

With Monday being a holiday, I sure hope they can make this happen!

We closed yesterday and everything went smoothly! We are homeowners! We bought our home without a realtor for the buyer or the seller and did it all on our own and I have to say having a great loan officer makes the process SO much better! Our loan officer was amazing, he never stopped working with us, sometimes I had him at the office until 7' oclock at night answering my questions and he did it all with great patience, wonderful outlook and smiles!
