You All Have No Idea of the GREAT Things You Do! UPDATE: Closed a Day Early

In a Nutshell: 20 yrs. Ago my husband & I lost our house and filed Ch. 7. Never thought about Credit after that, let alone actually purchasing another home. Spent 20 yrs. helping our sons & paying cash for everything while life happened. 18 Mos. ago I found this Board. In the past 18 mos. I shared everything I learned w/one of my sons & his fiancee. They didn't really have any credit either. Fast forward 18 mos: All of us now have scores hovering just under 700 (up about 150 pts. in under 18 mos.). My son & his fiancee (after staying w/us for a year to get their ducks in a row) passed papers on their home last week. My husband and I are passing papers on our home on Wednesday (so far). After 20 yrs. of renting, moving, dealing w/it all, we're FINALLY going to own our own home again (finally empty nesters) that we absolutely love, with this Board pretty much being a step-by-step Guide! THANK YOU ALL!!

UPDATE: We actually closed Today, a Day Early! Got FINAL approve Friday, got CTC about 8:30 a.m. (Tues. after Holiday weekend), Realtor called at 1 p.m. to see if we were available at 3 p.m. to close. Honestly, we lucked out with an AMAZING Loan Officer (& his entire team) as well as an AMAZING Realtor! The realtor not only was able to get the Seller to give $6,000 toward closing, $750 toward HOA Transfer, then today another $600 for 1st yr. Home Warranty (although the house is only 1 yr. old). Timeline was so on point. Our offer was accepted / Earnest Deposit 1/14. LO projected 2/19 Close. We closed on 2/18! Our LO was also able to get us a Chenoa Grant for the entire Deposit ($7,700) forgiveable after 36 on time mortgage payments. Otherwise, 0% balloon payment in 30 yrs. Scheduled moving truck for the morning. Still can't believe it!! 18 mos. ago we could only qualify for $200 Secured CC. You guys really are GREAT!

Thank You! Honestly, once we got past the stressful mtg. process & I got the final approval on Friday, I actually sobbed in relief (& disbelief) for about a half hour before I could even compose enough to call my Husband w/the GREAT News!

To even add to our emotions, after my older son closed on his home, he's not only been back down here in the valley (1.5 hr ea. way) to help us close out our rental, he finished up on a good job (he's self employed) and handed us $1K to pay things forward for whatever "extras" we might want in our new home. Could I even be anymore choked up??
