Wouldn't close until December 2020/January 2021 accounting for 7 months of building/possible construction delays. Looking to get a Preapproval letter next month but I'm terrified of what amount it will say. Every online calculator gives me different info. NFCU's calculator seems to be the most forgiving if I adjust the DTI to 40%. I'm keeping myself up a night running all these numbers through my head. I don't believe we would have payment shock.       <description>&lt;P&gt;If you're in the low 700's-740 and with that income you should be able to qualify for a $325k loan amount just as long as your taxes, insurance and MI are no more than $700-$800 max per month assuming you're going Conventional.&amp;nbsp; Totally doable at VA or FHA (close on the county limit depending on where you are).&lt;/P&gt;</description>

I.E making double payments until close? The issue is if you pay to ten months today &amp;nbsp;but are closing in 7-8 you'd still have to account for the monthly payment in DTI since it would not fully be paid off by the time you app. If you could provide more info on this that would be great! They will exclude from DTI if it's paid fully before close/underwriting but if there's still a balance left it cannot be excluded. Also, the gift funds would have to flow through your account with evidence most likely via your bank statement and the parents bank statement. Just a heads up!&amp;nbsp;&lt;/P&gt;</description>

I've been searching through these forms and I think I saw that if you only have 10 payments left on an installment loan, you can request that it not be included in DTI? That was going to be my strategy but maybe an expert can help out more on that!&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;As far as the down payment gift, it hasn't been transferred to our account yet, but my parents would be willing to provide their bank statements along with a gift letter, or transfer it over to our account. I saw on some threads that the gift could also be wired from my parents directly to an escrow account? That makes sense. I do plan on turning in the car for a new one, but the current lease term would not end until February 2022.
