topic Using rental income in Mortgage Loans

Would a mortgage company even consider this? My mother needs to move out of her home because she can no longer easily climb stairs and she is currently in a quad-level. I have been looking for a new home. My mother suggested we move into a new home together. We found a home that has a small apartment type area set up in the lower level. My mother would live here and pay me rent. However, I can't qualify for the mortgage on my income along. Would the mortgage company consider the rent as part of my income for qualifying?

I don't want to put my mother on the mortgage because I don't want any problems with my siblings should something happen to my mother during the time she is living with me in this arrangement.

I appreciate any feedback on this.

If this is a 1-unit property then what you are referring to is called boarder income and it can be used if you've received rent income in the past and it's declared on your tax return as income. If it's a 2-unit property your mom can occupy the 2nd unit and you do up a rental agreement, get a deposit, and you can use that as income.
