Good point.

A loan assumption should require bringing the loan current and payment history for the OP would start with assumption.

However, after re-reading the initial post the OP mentions "being added" to the loan. Not sure if that means assumption.

I am in a situation where my father's mortgage is behind after he passed. I'm trying to work with the mortgage company, who wants me to assume the loan. While I am willing to (I'm living in the house), I can only imagine that it would IMMEDIATELY tank any credit I have. I am trying to find out if someone is added to the loan later, does the credit reporting pick up then or do they add historical information from before the person was added? So for example, if the account is brought current, then I am added to it, would those X months where it was in a forebearance and not paid for 10 months would be added to MY credit score or would it start from the time I was added?

Hello! servicetitan

When you assume a mortgage, credit reporting usually starts from the point you become legally responsible for the loan. Past missed payments tied to your father won’t retroactively attach to your credit, but if the loan is still delinquent when you’re added, that negative status will show under your name going forward. If the account is brought current first, your credit report should reflect it as current from the time you assume it. It’s best to confirm with the lender how they report assumed loans before proceeding.

Yes , that is correct. Father has passed. Assumption is how the mortgage company has been referring to it.
