Is this the end???

I think I got some good news today lol I was getting worried because in our property contract it says we need a loan commitment by 1/9/09. I called the processor and she was out for the day so I spoke to her assistant, she told me that the underwriter had some conditions that they sent in Friday (I wasn't told anything about the conditions)

I guess when the processor called me Friday for a copy of the canceled check for the earnest money and said she was doing a VOD that was part of the conditions. It would have been nice to know at least there was some conditions asked for, I just assumed it was more stuff they were collecting. Could this be the end of the conditions, only a couple of things??? I was told we should have our commitment either tomorrow or Wed!!!

After the commitment how soon can we close? Can we move our closing date up to ASAP? lol I don't want to give anyone a chance to change their minds or come up with more conditions

OMG I'm so excited right now!!! Just found out the underwriter approved our loan and our file is on it's way to USDA for final approval!!! Anyone know if USDA will have conditions also? The LO says no but I wanted to double check here and see.

NOW I think I will start collecting boxes!

Everything I have read about the guaranteed program says it's basically all up to the lender. It's THEM loaning the money, and USDA just guarantees it.

So...I would think that USDA will be fine.

I actually DID "pack" a child once.
DD didn't want to move to FL, away from my parents -- who adore every single hair on her head -- and she hid in a box, thinking that once we noticed she was gone, we'd stop everything. We DID, but didn't even think to look in a d@mned box. Poor kid hid for 3 hours in a garment/closet box. I sure as heck admired her for that, though. I don't think I could just sit in a box for three hours. Poor booger!!

LOL That's too cute! I do have 3 cats that love boxes. All of the kids are just as excited as I am, been packing up since they got home from school

Ours haven't.

Don't get me wrong, they are both SO excited about FINALLY having a house of our own (and painting their walls, LOL!), but they have Closets of Terror and are REALLY putting that part of moving off as long as possible.

But then, my home office is in a modified garage ... and I ain't done a lick of work on THAT either. Yikes. Ugh. I'd really rather tear out my fingernails and put salt on the wounds. So, I'm not one to talk.

How old are your babies?

And gotta say: Because DH ruined his knee last year (ripped out the MCL, PCL, and ACL jumping off a boat for his job - yuk!), we're hiring movers to move the boxes and furniture.

The kids' reactions? "Yay! We don't have to clean our rooms and we don't have to pack! They'll do it ALL for us!"

*evil grin*
Let's just say that when I educated them on the facts of the situation, from their reactions, I got revenge for every grey hair and hour of labor I went through with them!

I have PLENTY of help here so no movers for me lol Me and the kids will be doing all the moving because my husband will be working a turnaround 7 days12 hour nights for 3 straight weeks. We're a family of 7 living in a 3 bedroom mobile home we bought 9 years ago and remodeled. Have a girl 15, girl 14, boy 8, girl 6 and a 3 month old little girl. So this was a desperate situation here and we never dreamed we would have a chance to own a real home! We drove by the house daily to say a prayer and it looks like GOD is answering our prayers!

Adorable?

I just kicked my 11 year old son's butt at Mortal Kombat vs DC Universe. Since he'd been beating the crap out of me in this game since Christmas, I plotted, planned and took some time off just play it all by myself and practice.

Sooo ... how "adorable" is it that when I FINALLY beat him, I actually spiked the stupid controller?! Not to mention screamed "Ye-AH!" at the top of my lungs!

But, really, I'm not as crappy a winner as my son is. He beats us, he crows about it ALL week.

We got our CLEAR TO CLOSE!!!! Title company is contacting everyone and trying to get our closing set for this Tues or Wed! I never expected things to move this fast, we did an over the phone application on Dec 8th, turned paperwork in on Dec 9th, and have our clear to close already!

I talked to my tax lady and she said as soon as we close bring her the paperwork and we can get the $7500 the following week! I can't wait to go furniture shopping

Oh, they'll work! Your worry that they won't is just your brain trying to kill you (BTDT -- still AM! LOL!). Mine comes more in the form of the LO snatching up the paperwork at the closing table and laughing maniacally!

Seriously, the crappy stuff is DONE. Now is the time to start planning on where you'll have your friends move that REALLY heavy couch (or does it look better closer to the doorway? .... Nah. Put it back where you had two hours and 15 feet ago)!!

That's awesome about the $7500!! That'll buy a LOT of furniture. Not trying to plug any particular store here, but do you have a Rooms To Go near you? They're having a BIG sale this week (we're going to be buying furniture, too -- yuck! More money spent). Also take a looky-see at Homedecoratorsoutlet.com. It's owned by Home Depot (so if you have or want a HD card, it'll work at that website) and it has AWESOME stuff at great prices. The quality isn't "handed-down-from-generation-to-generation" -- but it's better than what you'd find at Tar-jhay. Some of their stuff is higher quality, though.

They even have bathroom cabinets -- the kind you stick a sink fixture in.

Again, Darlin' Congrats!! And enjoy getting "lost" in your home!!

(personally, I love being able to holler and hear an echo. My kids love just running around and not having to worry about falling over furniture)
