Were are all the homes for sale!!!

My husband and I have been house shopping since March and we havent found anything, and what we do find have tons of offers, or they are short sales with tons of offers.. We've made only 2 offers since then, (on short sales) And now we can't even find a house for sale that's NOT a short sale..Sooo fustrating...We have been told to be patient and they weren't kidding..How long does it usually take?

It really depends on your area. The problem with short sales is the owner and the bank have to approve the offfer. Banks are essentially agreeing to a price that's less than the current mortgage so it can take months to even get an answer. Sometimes they just fall through the cracks and end up in foreclosure anyway.

If you're avoiding short sales in this market, it's going to be tough. Hang in there

Heh, over here in Cleveland you can't throw a rock without hitting a house for sale. My friend is thinking about selling, and their street already has 4 for sale signs up. It's not a long street.

I live in San Diego and there is nothing....Lots of shorts here... Im not avoiding them but they sure do suck..

Have you tried ziprealty? I have been looking for condos and homes in Chula Vista and find a ton. I have not made an offer but there are a lot on the market that have bene tehre for months REO.

hey i used to live in Encinitas a few years ago. On La Mesa a couple blocks from the beach.

LOTS of REO's and short sales in the central valley of CA. Inventory is getting pretty low too.

I'm in Knoxville, and house shopping doesn't involve looking at listings. Period.

What we did was pick certain neighborhoods that we could see ourselves living in, and Sundays from 2-4, we would drive through those neighborhoods basically like trick-or-treating and go from door to door looking at houses. It's mildly disgusting how many homes are for sale. You could drive down a street and see 10 signs that say "Open House - Sun 2 - 4." This is South Knoxville.

That is how it was last summer here in Temecula, Ca....But the inventory is MUCH lower and way fewer open hosue signs and stuff around now. We got in at a good time.

That's how it is in SC, or I gues it's just the area. Seemed like before I "officially" started looking, there were homes everywhere! Now, they are hard to find.

I've seen a good number of homes here be taken off the market when they wouldnt sell. You might want to consider finding a realtor that has knows of builder spec homes. That is how we found ours. The house has never been listed, and the guy who was under contract on the house lost his job and couldn't close. We just happened to be there at the right time and they had taken 70k off the contract price to clear the home from inventory and we made an offer and we close next Friday.

I live in El Paso, Texas. Just in my neighborhood alone there are probably 12 houses for sale. It's all over the city.

im with you msnabs. i live in the northern va/dc area and before i got pre-approved there were tons of homes for sale....and now -- NOTHING....i haven't found anything....

i guess one positive is that in the meantime, i'm saving more and more money!

Ditto. I'm in the Fairfax area and seems like slim pickings. Seems like all the available homes are on busy streets, too small, to pricey, etc.

Ya we wanted to stay down here in the south bay chula vista eastlake area..Are agent said there is a voluntary foreclosure moratorium thats being lifted this week so there should be tons of new forclosers.. Im keeping the fingers crossed..
