You can pay points to lower your interest rate. A point equals a percent of the loan amount. So for example you may pay 1% of the loan amount up front to lower the interest rate by .125%.

We went with National City Mortgage, who was recently merged with PNC. I think it more about the loan officer than the company. Of course, there are differences between companies, but really, a lot of the experience you have is about who your loan officer is. I would be asking around in your area to see if someone can recommend a good loan officer. Have you asked your real estate agent? That is how we got our recommendation and she has been great!

I went with Banner Mortgage. Did an FHA, was totally painless and fast, no issues at all.

Funny yoo should mention PNC. I have a mortgage with National City for 5 years and I wanted to refi to a better rate so it could be PIF in 5 years. The cost was way too much and the rep wasnt that interested in getting my business. It was a Freedie Mac loan (they dont make much money on it, just manage it)

Last week I went to RBFCU and was able to get a 5 year @ 4.0 % mortgage with $712 closing cost plus having to add about 2k into the new escrow account.

I would look at a CU. I will never use a national bank for anything.again.

all my bank accounts and saving are with PNC so I thought to have everything under one bank. We are not going with PNC anymore since they will not give us 5.5 with zero points. The Mortgage consultant was good. he knew what he was doing but at the end it comes down to which bank will save me more money. my wife and I dont see us spending 2890.00 extra on the mortgage.
