    <description>&lt;DIV&gt;If your income can qualify alone then you'd have a shot, but if not, many of those "low doc" loan programs are being eliminated by lenders because they are presenting too high of a risk.&amp;nbsp; December 31st is only 7 business days away (assuming 24th/25th are off days)... do you not have an approval yet?&amp;nbsp; Kind of cutting it close.&amp;nbsp; Can you get your earnest money back if you can't close in time?&lt;/DIV&gt;&lt;DIV&gt;&lt;BR /&gt;What is the sales price, your income, your monthly debts, and how long have you been subtitute teaching for?&lt;/DIV&gt;</description>

My husband and I are planning to buy a home next year.&amp;nbsp; All of our credit scores&amp;nbsp;are over 700.&amp;nbsp; We have $20,000 for a downpayment and we are looking to buy a home( townhouse)&amp;nbsp;in the $300 - $320,000 range.&lt;/DIV&gt;&lt;DIV&gt;My question is are these programs for first time home buyers really good? I heard there were programs to help with the down payment or with your PMI. For example Nehemiah or SONYMA.&lt;/DIV&gt;&lt;DIV&gt;We are in our fortys and never owned a home.       <description>&lt;DIV&gt;If you fit the income limits of SONYMA then it's a good loan program for homes in NY.&amp;nbsp; Nehemiah is a down payment assitance program and I don't believe they offer mortgages, Nehemiah is often used for the down payment assistance on FHA mortgages.. it requires the seller to participate, basically they ask the seller to give them money and in turn give you the down payment, as FHA prohibits the seller from giving the buyer the down payment, however with a non-profit agency like Nehemiah there is a roundabout way of getting that down payment from the seller.&amp;nbsp; The "first time homebuyer" programs usually have income restrictions, so if you have decent income and have good credit, you are probably fine just using a normal conforming loan program for the purchase.&amp;nbsp; $20k down on a $300-320k home is a solid down payment, really wouldn't need to put more than 5% down unless you wanted to.&lt;/DIV&gt;</description>

      <description>&lt;DIV&gt;&lt;DIV&gt;&lt;DIV&gt;I see the tough decision you have.&amp;nbsp; The only documentation type that would be an option for you is called a "No Ratio" doc type, which is where income is left completely off the application, there are no debt ratios to worry about, but there is a reasonability test performed to determine if the occupation could reasonably meet the debt payments.&amp;nbsp; For a substitute teacher, with $1k/mo in debts, and a $269k mortgage amount, I think underwriter's might find it unreasonable for you to be able to support all of those debts alone by yourself though.&amp;nbsp; Further, this "No Ratio" documentation type is being eliminated by a lot of lenders as of late... there are still a few that still offer it though.&amp;nbsp; Minimum 5% down is required, but most are requiring 10%.&lt;/DIV&gt;&lt;DIV&gt;&amp;nbsp;&lt;/DIV&gt;&lt;DIV&gt;As far as just qualifying with your husband, you might not need a down payment assistance program if you can qualify for 100% financing... so then you'd be able to use the earnest money to pay off the tax liens.&amp;nbsp; You don't have to pay it and get them to show it as released, you could just have it paid at closing (title company deducts tax lien amounts from earnest money at closing and disburses it directly to IRS).&amp;nbsp; If your loan amount fits within your county's FHA loan limit (&lt;A target="_blank" href="https://entp.hud.gov/idapp/html/hicostlook.cfm"&gt;https://entp.hud.gov/idapp/html/hicostlook.cfm&lt;/A&gt;) then you can use one of those down payment assistance programs I mentioned, otherwise normal conforming programs (unless MyCommunity or HomePossible, which have income restrictions) don't permit down payment assistance without you putting down the first 5% from your own funds.&lt;/DIV&gt;&lt;/DIV&gt;&lt;/DIV&gt;</description>

Kinda&amp;nbsp;upset that the&amp;nbsp;Monroe, LA page was less than satisfying. The only info provided is a phone number to call for more info. Kind of expected in this day&amp;nbsp;in age to find a little more general info (maybe income brackets etc.) on the web page. Oh well. I am looking through the LFHA page and that seems interesting.
