Final Walk through.

Hi all,

I just signed all my loan docs tonight, and then went on my final walk through of the house. It is a short sale. There is quite a lot of missing items. The stove and microwave were replaced with a white stove/microwave, they were a stainless steel before. All of the blinds are gone. Garage door openers and alarm system missing. Part of fence destroyed. What are my options? What happens now?

Was any of that part of the contract? If not, I doubt you have much recourse.

Yes they are part of contract. Except fence, and garage door openers.

They even took the entire AC compressor. Has anyone else experienced this?

Are all of the documents signed then? Did you call a lawyer today? Can you sue the homeowner?

The people I know who have dealt with this previously just kept their mouths shut and went with it because they figured they were getting a great deal anyways. I'm not the kind of person to take any guff and would have my real estate agent clearing it up and everyone in on the deal would KNOW how upset I was.

When are you supposed to close? Wow. Guess this is the exact purpose of having a walk through. If I were in your shoes, I'd cancel the purchase. How badly do you want this house? I would seriously let these people go to foreclosure. This is the most ridiculous thing I've ever heard of.

In my case, since I'm getting bonded financing, I am not allowed to negotiate personal property in my contract. If I were actually in your shoes, I'd just be screwed. Except for the fixtures (fence, a/c). Hope you're not going to let this stand.
