    <description>&lt;P&gt;If I buy a condo now that I do not intend to occupy for another year, can I get approved for a loan? I am currently in the military and will be getting out in a year or so. I want to buy a condo in NYC for 400k with 10-20% down. I currently have 150k in liquid assets and 2 cars, paid off. I have no debt other than 7k in student loans. My credit has been spotless for 2 years now but before that I had lates here and there and a charge off. Since then I have had 3 credit cards with not missed or late payments and 0 balances, 2 car notes both paid off, one in 2.5 years and the other in 6 months as well as various unsecured personal loans. I have a 655 Transunion and a 644 Equifax Fico. I make $35766 per year before taxes. I have no bills currently other than my phone and day to day expenses as I live in military housing. On top of that, I am married and have a wife who is also military and makes approximately the same as me but with a much more spotty credit history and about 40k in student loans. She is sitting at about a 600 fico on both. Can I get a loan in the next 6 months without her for that amount and can I get one with her?
