How soon after filing has anyone done first time home loan?

Everything I read says 2 years for FHA loan but doesn't say anything for conventional or new build or 203k. We have a large family and rent in our city is killing us, so hoping to buy as soon as we can.

203k is a FHA loan (specialized) for rehab.  A new build home would be a regular FHA loan if the builder if fronting the construction funds and you are closing when it is finished.

I don't remember the time for a conventional mortgage loan (4 to 7 years comes to mind but it is a good question to ask in the mortgage subforum here).
