To file or not to file?

Hi all.

 

I started reading here last week after meeting with a BK attorney.  I then talked to a couple different mortgage people and now I am conflicted and confused.

 

I had perfect credit until a bad divorce in 2009/2010.  I ended up losing my house to foreclosure and several CC bills went into collections etc. I only have less than 1000 open CC balances and 2 car loans that if I filed, I would reaffirm (never late, one is mine and one is my daughters I cosigned on).  I have a dozen or more perfectly paid closed accounts also listed.

 

The foreclosure is still showing a balance but nothing else has been done with it in regards to me repaying it.  I have 3 balances on collection accounts that add up to 1800.  The biggest issue is a judgement from a CC involved with the divorce.  It's with Citi for $7500.

 

I see the pro in filing and having a clean start completely and all that off my back...but the mortgage people are telling me that the house was retitled in 5/2013 and I can buy a house once it's been 3 years (this May) however, the Judgement must be taken care of (he mentioned that since the other items were under 2K total, that wasn't something I needed to worry about right away).  Also, per him (they are the ones that pulled my credit orginally and got me rolling on all this) my credit score is currently 570.

 

I don't HAVE to buy a house anytime soon, but now I'm completely conflicted on what to do.  Do I try and settle the Judgement and go from there or do I file BK and restart.

 

I am completely confused and conflicted and really not seeing a light at the end of either tunnels right now.  Any opinions would be greatly appreciated.

Were you upside down in house?  Judgement for that?

 

if not, i would move forwart without BK.

 

if ton owed on house judgement, nice to get it behind you for good.

 

Bk whipes everything out except student loans.

 

this allows you to move forward and save money.

 

but it should not be taken lightly and you have to qualify for it.

 

read a lot on this board.

 

tons of information and inspiration.

 

i was in similar position 2 years ago.

 

hang in there.
