Amex BCE post-mortgage

Planning welllll in advance (see garden tracker)

Want to get the BCE for groceries and potential 3xCLI after mortgage closes and everything is finalized.

Will the fresh mortgage age 0-1mo hurt the BCE app/SL? Should I wait until mortgage hits 6mo+ or does it really matter since it's installment?

Future account ages:
AoOA (auto): ~12y+
AoOA (card): 2.5y-3y (mtg 0mo-6mo)
AoYA (cardx2) 1.5y-2y (mtg 0mo-6mo)
AAoA: ~4y+

Ideally would be in 800 club prior to mortgage, so assuming high 700s after mortgage

Re: Amex BCE post-mortgage

In my experience the new mortgage didn’t affect my Amex approval. I bought my house 2/19 and 4/19 was approved for an Amex. I was an Amex member prior to this app and yes my mortgage was reporting when I applied.

My Ex Fico at time of app was 690, so you’ll be in a better position then I was.

Re: Amex BCE post-mortgage

Some mortgage companies take months to report and some are fast so it may or may not be on your report when you apply.
That being said if your scores are high 700s low 800s and your dti is not crazy high with the new mortgage I don't think Amex will even blink.

Re: Amex BCE post-mortgage

Yeah if nothing changes and I get the best rates I'm estimating DTI to be about 18-20% not counting the piddly $25 minimums on current cards, so it should be all gravy then
