Ya I had a 60 day late from over a year ago, but think places stopped caring.. Last month I got no pre-approvals/offers. Now they are showing up.

 

My net income is just shy of 200k also, so that probably doesnt hurt.

Fico + income = doesn't calculate..... Pre-Screens don't know your income either. 

 

IT's all based on the 3-digit number and additional criteria they submit when requesting "leads" for marketing.

 

If you aged out that 60 day 1 year it might be a factor they're looking for people w/o any lates in the past 12 months.  Other lenders might be looking for 24 or 36 months when they pay for a list.

I do believe pre-screens are 30 - 60 day look backs. If you have improved significantly in last 30 days a hard pull is your best bet.
