3% Down Conventional or Piggyback Loans?

Hi everyone, new to the board!

 

Is anyone aware of any mortgage lenders nationally/in Florida who will do a conventional loan with 3% down, and for a non first time home buyer? I know Many do for first time home buyers (it's been 2 years since we've owned, not 3, so we don't qualify as "first time").  I know Space Coast Credit Union does, but their Credit Score Requirement is 680. My mid score for the 3 bureaus for my mortgage score is 650.

 

I know the FHA requirements, I'm looking for a loan larger than the fha max, so I need conventional.

 

If not, are there any lenders out there who still do piggyback loans for down payments?

If your income is within the limits at https://ami-lookup-tool.fanniemae.com/amilookuptool/ then you'd be eligible for Fannie Mae's HomeReady program which allows just 3% down for non-first time hombuyers + cheaper PMI and lower rates than a regular 3% down (non-HomeReady) program.

 

Freddie Mac has their own version of the program called HomePossible and those income limits can be looked up at https://sf.freddiemac.com/working-with-us/affordable-lending/home-possible-eligibility-map.

 

There is a good sized break on rates/PMI on both programs with a mid score of at least 680, but it's not a requirement.
