Been in our home for almost 9 years. Right now we owe 240k on a home valued prob about 275k Our scores arent great but improving. I am low 600's 640 highest FICO and my wife is high 500/low 600. No major debt or COs . I wasn't sure if the fact that we had some equity would help our chances. I want to refin because our rate is set to go up in a year 1 point. No cash out just a straight refi. - TIA
