I had to hump it and come into work today. I am active duty military so nothing stops our show sadly...
The "incentives" here are kind of junk - a bonus room or finished basement for $6,500 instead of $10-11k. But I have no intention of paying their "list price". I'm still working on my initial offer to them, but right off the bat I'm thinking of asking for about $22k in free options, which would bring the house from about $270k to $248k. We'll see how that goes. I'm going to offer to take a lot in a section of a development that I heard the sales rep mention they haven't been able to get anyone to buy in yet, so I'm hoping that helps.
I'm curious about the 640 mark, do you have old baddies and a 640? W have old baddies that everyone wants us to pay, buit they are all over 4 years old, so I don't want to throw all my money at them, I am close to 640 but not quite there. What area did you buy? Where does NVR get their scores from? Is it a FICO score or Equifax. I am concerned because there is a 100pt difference in my two scores.
NVR uses Transunion 04, Equifax will match the score sold here. Most, but not all people, find that their TU score is higher than the TU98 score sold here.
I just ordered my score from this site but it says on the score page under my score "Your Equifax FICO score is good". So for NVR, should I purchase another score to see what NVR sees?
It is likely the same Equifax score. The TransUnion score that you pull here will likely not be the same.
