I finally closed on my new home! This has been one rocky roller coaster, but it finally happened yesterday. I was stuck at a 540 credit score this past summer, and managed to get my score up to a 634. From there my application was approved through the automated system. I had 2 conditions - file my 2014 taxes with no loss and provide a gift letter from my dad. I also able to take advantage of the new FHA redcued PMI which saved me $111 within my mortgage payment. I am so happy I have closure. For anyone that is having a rough time, stay persistent, ask quetsions, and your hard work will pay off.
