Received our final closing docs and the $181.00 estimate is now a final of -$447 that is a credit, I'm getting back most of my $500 earnest deposit.
Nice. Do you mind if I ask what changed/went down from the original loan estimate?
Apparently they just estimated high, my original LO said that I could get back my entire $500 earnest deposit because VA doesn't require a DP.

They said they did a credit refresh on Thursday and everything is a go, got another email 3 hours later that said:
Congratulations, your loan documents have been emailed to the closing agent! They will contact you to sign these documents with a notary to complete the loan process.
If required...you will need to bring your final funds to escrow through a wire or cashier's check. Your Closing Agent will connect with you directly on those items.

I have watched these posts come and go each month, impatient, daydreaming, wishing for the day and it is finally here. I'm a single mom and this is a new construction home with Pulte mortgage/Centex homes. My scores were in the 400's a year and a half ago, rebuilt for a while and finally about to close on my first home.
Appraisal came back at $280,000 - loan is for $270,000 so not sure if that means I have $10k in equity?
