I made it in for December.

 

Purchase Price: $130,000 (with $3000 in seller concessions + 2% towards closing costs) 
Signed Contract: End of November 2016
Location: Greensboro, NC
Property Type: Single Family
Type of Loan: Conventional with NCSECU
Loan Rate: 4.25% - 5/1 ARM - 100% financing
Appraisal: End of November 2016, 133k

Cleared to close: 12/1/2016  - NCSECU completed my underwriting in record time!

Final Walk through: 12/19/2016

Closing Date: 12/19/2016
Closed On: 12/19/2016

Funds to bring at closing: $131.40 (due to an error)

 

Got $1k check back from closing lawyer.

God no.  My lease isn't up until Feb 28th.

 

It will probably take me that long to pack and sort through my hoard.

Already had our inspection, termite, appraisal ordered, underwriting approval withh final conditions, and they are ordering our tax transcripts today.

 

 


Updating to include appraisal! Came in tiny bit over contract.  They have also updated our official closing date to 12/30/16! We have a small list of repairs the seller is to get done prior to close.  We are really pushing it! The last day of the year we could possibly close!! Wish me luck!

I closed a few weeks ago.  Here are the terms:

 

Purchase Price:  $287500.00

Signed Contract:  October 30, 2016

Location:  Atlanta Georgia Metro Area

Property Type:  Single Family

Type of Loan:  VA

Loan Rate:  3.56%

Appraisal:  November 6, 2016

Cleared to Close:  November 23, 2016

Final Walth Through:  Was renting the home I purchased

Closing Date:  December 6, 2016

Closed on:  December 6. 2016

Incentives:  Was able to get the bank to cover my closing costs by raising interest rate from 3.25% to 3.56%

It's finally my turn!!! From a Chapter 13 to Chapter 7 to a recent collection after bankruptcy from a 569 mid score to 685!! If I can do it, anybody can!!!

EDIT: Closing is scheduled for 11:00am tomorrow 12/31/16. Just in time for New Years!! To everyone with credit challenges - BK, low credit scores, collections.. whatever the issue might be.. We did not get ourselves into these issues over night so they will not be corrected overnight.. Start with a game plan.. stay focused and not that everything takes time.. You can do it!!

Our whole process was quite an ordeal. 5/3 bank (who held  our current mortgage for 10 years) was terrible as far as communication throughout the process including taking 2 mos to give us the appraisal which was low while telling us everything was fine during the wait. Caused quite an issue as we were ready to close and didn't realize we were upside down on the appraisal which caused us to write VP's and raise an uproar. We worked it out but not really in our favor. Will be closing our bank accounts with them and will not refer anyone to apply for a mortgage though them.
