well i went ahead and had my reports pulled again. my experian was 617. So I guess i got my answer. Kinda bummed, but oh well i still have my lower utilization that will report in a week or so and hopefully my authorized user account.

Aww I'm sorry Chris. I know u was really hoping for a 640.
lol. Thanks swtneka. I talked with the lender I just had my report pulled with yesterday and she said I should be able to get to 640 pretty easy. She ran their software for figuring out what I need to bring my score up 10pts for equifax. She said just doing nothing and leaving everything the same should bring it up 7 or 8 points and then if I got a credit card for at least a $500 credit limit that would bring it up another 7 or 8 pts. does anybody know if the programs or software lenders use to see what can bring your score up is accurate?
And as a back up plan I've been talking with a mortgage broker and he said there are a few lenders he knows that can do a 100% financing and no PMI loan with my current middle score of 630. So hopefully soon I'll be on my way. If I can't get something going by august i'm just gonna wait for a while and get my DTI down and save up more money for cash reserves or downpayment. and of course my scores will be higher too.

I have read on here were the software isnt correct. but i have everything crossed for you that the lender you talked to can get you a loan at a 630...
