Right now my mortgage credit scores are in the 595 range (Fico 2, etc), however in the next few days I will be paying down about 50% of my revolving credit balances, so I am hoping those scores go up a bit. We would be a first time home buyer, and I have two collection accounts, both were settled and now show as closed with a $0 balance. I do also have one charge off from Mobiloans back in 2019, still shows a balance but the account is listed as closed. Regardless though, does any one know of FHA lenders with no overlays that are licensed in TN?

You're going to have to wait either until the COVID overlays are lifted or your score is lifted to a 620 MMS- too much risk associated with sub 600 scores nowadays.

@MauiMan85297 is right, you'll need to wait until your scores come up a little due to COVID overlays.
I can go down to a 600 score as long as I get AUS approval but rates are not great.
I can go down to a 580. Can go manual or automated approval
