First Time Buyers - Would We Qualify?

Hello Fellow Members! Smiley Happy

The husband and I plan/hope on being able to purchase our first home by the end of the year.

We have 1 joint auto loan with Capital One recently opened in Feb 2018 (22k.)
His Credit Cards:
Capital One Secured $500 CL opened Oct 2016.
Discover It Unsecured: $2000 CL just opened April 2018.
Capital One Unsecured $500 CL just opened April 2018.
NO BADDIES AT ALL EVER!

My Credit Cards:
OpenSky Secured $300 CL opened April 2017.
Capital One Secured $500 CL opened Oct 2017.
Discover It Unsecured $900 CL just opened April 2018.
Capital One Unsecured $500 CL just opened April 2018.

2 OLD BADDIES
Closed Collection - Victorias Secret CC $0 Balance - Scheduled to fall off Aug 2018. This was settled in full but Portfolio Recovery will not delete.

Closed Collection - So CA Gas Co. $0 Balance - Scheduled to fall off Oct 2019. This was a stinky $62 final bill that I never received after I moved. I paid it in full but Financial Credit Network refuses to delete it from my report.

All of our accounts are current and in good standing (besides my 2 old baddies.)
Our main focus at this point is bringing our FICOs as high up as possible.

Currently only have MY mortgage FICOs:
EQ 649 - TU 670 - EX 660.
Will update post when we have husbands. His scores were in the low 700s in Feb.

We don't plan on applying for any more new credit at this time. We added 2 new cards for each of us to begin the AZEO method.
Are there any suggestions on how to utilize what we have for a score boost?
And any do's and dont's leading up to a mortgage app.?

Y'all will be fine.

 

You might want to begin researching loan products and programs for which you may qualify as you continue to save for Down Payment, Closing Costs and Retirement.

 

Talk to as many lenders as you see fit before you pull the trigger.

You appear to be a perfect candidate for a home loan with several loan options available to you. Looks like all your ducks in row. Make sure you vet your loan officer and lender well. It's important that your LO is experienced. Please feel free to PM me if you have any additional questions.
