Mortgage company pulled my credit to confirm my middle score was over 645. The last pull they had it was at 645.  I had pulled my report so I know it was 655, 689 and 662. He pulled it on the 18th and looks like I was 655, 692 and 662. So my rate is going to be 3.125/3.250% with no points.

 

I just got an alert from Experian though, my Experian Mortgage score is now 675. I wont get another 3 B report until the 5th of July. Im now super curious to see if my other scores jumped too.

In a hot market, the contracts that win are as follows:

 

*at a minimum, offer full price

*include an eacalation clause. Ex., if asking price is $500K, offer that amount to be increased every $1K to a max of lets say $10K, if seller gers an offer higher than your's. 

*don't ask for closing costs

*keep contingencies to a minimum

*Are you already preapproved? If no, this is a must. 

*if you're VA or FHA, know that a conventional or all cash will almost always win.

Thanks for the insights.  @CreditInspired 

Ive did everything except for the escalation clause.   Im preapproved and using my VA loan.   I went back and got preapproved for 320k instead of the 300k.

 

Its been a long year and a half.  Im finally in a sweet spot and the houses are going like popcorn!
