Good news: I qualify to have all my closing costs and half of my down payment paid for by funding, the house just has to be move in ready and pass the county inspection.
Bad news: They went with the cash offer....and the house is now under contract.
My realtor wants me to revisit the house I first put an offer on, so we might be doing that today, HOWEVER... I told him that I won't go any higher than $1000 over asking because they had a chance to get more from me and didn't. The house has been on the market since October and has fallen out of contract a few times. They can either take it or leave it. If that doesn't go through, I think I'm going to hold off for a month or 2 then start hunting again. It'd be nice to have a house but if I wait until this summer, my lease is up at the end of November. Instead of paying $1500 for nothing, I could try to close around September then pay for Oct/Nov. It would give me 2 months to move everything (single mom with 3 kids - I need all the time I can get) and I'd be able to save a couple hundred bucks. I'm not going to pass up a chance at a great house though.
If I can get the house I had my initial offer in for around asking price, my payments would be about $300/month. (say whaaaaatttt?) It's the size I need, 2 car garage, a back yard area for the kids, and the neighborhood is a very small (4 streets) area off set from a major road (actually have to drive down a bit) which makes it safer for my kids.

THE HOUSE IS AMAZINGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGGG!!! OMGOSH!
I was initially bummed because I thought it only had a one car garage... but NOOOOO! It's a 2 car deep garage! The home owner put a lot of work into the home, lots and lots of upgrades, no wonder why he's sooooo upset, aside from losing his home, he's out all the money he invested into it.
Initially, he was a little stand offish. When we came to the door, he was like, "I don't have long so let's just make this quick..." Then he kept us there for over 30 minutes just conversating. I was telling hom how beautiful the house was and he would talk about all the work he did on it, all the special little things like the having it all pre-wired for ceiling fans, recessed lighting, tile flooring (beautiful- by the way), moving the kitchen island to the dining room as a buffet bar to keep the storage but create an open floor plan, etc. The master bedroom closet - it's the size of another bedroom!
Anyone know how much impact the home owner has on deciding who to sell to in a short sale? There's only one other offer and if the seller has any say, I'll get it hands down!
We also went in with a decent price over 4k more than asking (not bad with only one offer and it being on the market for over a month), no requests. The owner said that he is willing to negotiate to leave all appliances in the home... we shall see where his price range is or if I'll be trolling craigslist!
