Massive amounts of counter offers but FINALLY got the offer right enough for them....
Now headed to the portion where we deal w/ the bank.....hopefully my inquiries dont bite me in the you know what if they do another credit pull (for some reason).....
Granted theyre easily explainable, BUT sometimes that not always what people want to hear....good thing we're going w/ a bank that we know just about everyone at.

If your only concern is your inquiries then you should be fine, as inquiries just need to be explained to make sure you haven't taken out any additional debt that isn't reporting to the credit bureaus.

INQs are not that big of a deal. I just closed on my loan yesterday (YAY!!!) and when I was going through underwriting I had 4 INQs that had to be explained. 2 were from Amex (a Green and a Costco TE for backdating ), Nordstrom VISA (10k APPROVED), and Chase (CC CLI request that went no where ) and the 3 approved cards were already on my reports. FHA Underwriting guidelines require they go back 120 days on INQs and that they need reviewed. And just a datapoint to add... Chase Mortgage only pulled my reports ONCE when I originally was pre-qualified back in May. Loan is funded and no second pull. FICOs were 770-773-776 per the lender (and are still there now).
