We've had to rent for years w/ HORRIBLE credit. Just pay a bigger deposit and be up front w/ the landlord that you have credit problems.

I always filled out the "current condition" worksheet they give you (or are supposed to) whenever I moved in. Explicit details, almost to a point to make the landlord kind of feel bad for what you're moving into!
But then again, I think I've been fortunate wilh getting good ones... except one... another story.
EDIT: In Texas I believe, or at least in my city, there is a code that carpet in rentals must be replaced every X years or X tennants, not sure which. But 10+ year-old carpet in a rental is rediculous, code or no.

FWIW,
Children are a lot more flexible than adults. Any "suffering" is usually done by adults. I'm not saying children aren't affected by situations, just more likely to have their own identities than us.
