After applying on-line to every mortgage lender on earth, M&T Bank sent a pre-approval for $120k which I thought was enough to purchase a home in Buffalo, NY....but, the couple I was discussing purchase options decided that they want at least $165k for their place and its a fixer upper, so I am starting from scratch now.
I am thinking that it might be better for me to wait until my debts are paid down a bit before applying and looking again.
