...Tx is a community property state but married couples there aren't stuck with that property characterization ...you can agree in writing before a mortgage is made that it will be "separate property" of either spouse ...you need a lawyer for this because there are strict rules ...but once in hand, you should be able to buy on your own ...and once the title is issued in your name alone, it will remain separate property regardless of who pays the mortgage or how it is paid ...hth

Petrovius, be careful with that estimate. When you say taxable income is $65k vs $100k W2, are you writing off $35k in 2106 (non-reimbursed business expenses)? If so, you will have to use the $65k income, meaning monthly gross is just over $5400. That is probably why they got the lower $180k prequal to begin with. Like others have said, you can go conventional if you like - but with DH's middle credit score you will likely pay more with a conventional loan than you will with FHA. I'd wait till DH got to at least 660, preferably 680. Best of luck!!!!!

Not necessarily. I'd give it a month for the new items to report, see where your score is at, and then move forward. If you opened a half-dozen credit cards... I would wait. Just a couple auto refis are fine Smiley Happy. Edit: How many new cards did you open, and how long ago?

2 auto refi same co saving $280 month

 

new cc

 

nasa $10k

cap one $15k

barclay $7500

chase $7k

amex $4700

fccu $2000 (pulled for refi approved with same pull)

 

According to last report

 all recent was done in March (most all reporting now)

inq for 

me: 5 across the board (1 for 2014)

hubby: eq 3 tu 1 ex 2 (1 for 2014)

Also In Aug 14 my mid was 653 and hubs 625.

 

made quite a bit of progress. 

 

Dpeezy any suggestions now to waiting because of new cards?

I would give yourself two full months of reporting on the new cards. Just be prepared to write a letter of explanation on why you opened so many new cards at once. As long as you keep all of your balances on the new cards as low as possible, you should be fine!
