After some title delays because of a lazy lawyer i closed yesterday on my first house and am moving but wanted to come back and give update.

 

I went thru Guarenteed Rate and they were great super responsive and moved very fast would have closed much earlier but my ATTNY did not get on stuff fast but all is in past and i am home!!!!!

So pre-approval on 28th.. Offer on 5th, closing on the 30th.. This mortgage broker made it happen quickly!  Helps that he has his own support staff and UW on his team as a very high producer.  Would of probably gone with NFCU if I had more time, but wanted a quick turn around and local mortgage broker made the most sense to me although certain that loan will be sold off shortly after hopefully only once!

We combined our first mortgage 5.875% with two equity loans one at 6.75% and an "interest only" larger one currently at 3.75% into a single 3.50% 30-year loan through NFCU. Of all the properties I've owned and or sold, this was by far the quickest and most painless lender/underwriter I've used. We applied 2/17 locked in the no points 3.5% rate on the 2/18 and submitted all the required documents within the first week. We delayed the appraisal for 7-10 days because we had a remodeling project in progress and of course, one needs to clean and declutter a home you have lived in for 30+ years (seems we never throw anything away). The loan is an adjustable one with 3.5% for 5 years, then up to a 2% plus or minus every 5 years with a cap of 8.5%. Even with the full 2% increase for years 6-10 we'll be back to our current rate before the refi and frankly, chances are we will retire and move out of Metro DC by then anyway so I'm not concerned about 10 years out. When we first purchased this house in 1986 we got a very good rate of 10% for a 30-year mortgage (rates at the time averaged 12% to 14% and peaked at close to 18%). We refinanced in 2003 to 5 7/8's so this new loan at 3.5% is sweet. 

 

There are several "remodeling" projects in the works, I'll do some of the work, some will be contracted out but when we are through all bathrooms will be updated, new carpet and hardwood throughout, the kitchen will be refinished/remodeled, and a whole bunch of paint. We took a "cash out" as part of the mortgage to cover all this work. Bottom line is a completely remodeled/refurbished home with a 3.5% loan.

 

NFCU was super efficient, fast, friendly and easy to deal with in every way - we could have gone from app to close in 3 weeks had we not delayed the appraisal - can't say enough good things about the process through NFCU.

Contacted VALoanMaster on this board trying to find a new mortgage broker as original broker was not moving things along. Went under contract with landlord back in October 2017 for house we are living in. Landlord wanted house to clear escrow by 3/30/18, or I would forfeit my $10,000 earnest money. Needed to clean up credit report as middle score was 571. Worked hard on paying down credit card balances. At the beginning of March, middle score was 614. Worked with broker but did not understand how to work with a Cavairs hit for student loans and was pushing FHA only which I would have had to wait until June for student loans to complete rehabilitation, and be removed from Cavairs. Have been in rehabilitation for 6 months now. Sent a PM to VALoanMaster who responded immediately, understood situation, and pre-qualified me for a VA loan. I explained to him we needed to close by 3/30/2018. He worked with me on making this a reality, even after submitting what seemed like an endless amount of paperwork. On 3/21 I needed to raise my mid score above 620, and working withVALoanMaster, I was able to achieve a 622 mid score on 3/26. Got the closing documents on 3/27, and clear to close on same date with no conditions. Thanks to Va, we will be able to close on time. Without the hardwork of VALoanMaster, and to the myfico forum, this would of not been possible. Now my goal is to be in the 700 club this year. I highly recommend VALoanMaster if you are looking for a lender who will work with you,  always returns calls, and explains every step along the way. Can't go wrong.
