March & April Closers - Come on In!!

I haven't seen a thread for March/April closers yet, so I thought I would start one up!

 

I don't want to jump the gun quite yet because we're still working through the conditions on our conditional approval, but if all goes well, we'll be closing around the week of March 19th. As soon as I have all of the details about our loan, I will post them here:

 

  • Listing Price: $337,875 (builder contributing $7k toward closing costs)
  • Property: New Construction
  • Submitted offer on: NA
  • Signed Purchased contract on : June 2011 (signed new build purchase agreement)
  • Type of Loan: FHA Loan (First Guaranty)
  • Loan Rate: 4.25% (we have sub-620 scores, so this is a little higher)
  • Loan Application submitted: 2/23/2012
  • Loan approved: 2/28/2012 (with conditions)
  • Committment letter received on: 2/28/2012
  • Closing date: We never really had a scheduled closing date.... our lender FINALLY got everyhting together and at 7:45am on March 30th I found out that we could close at 2pm that same day
  • Closed on: March 30th.... YAY!!!!!!

  

So where are all of my fellow March/April closers??

YAY! I'm happy to post although I'm still under conditional approval. But; I have all the Faith that my loan will close. Smiley Happy

  • Committment letter received on: 2/24/2012 (original conditions met, new conditions-survey, repair estimates, termite/pest inspection, letter from inspector re: roof life)
  • Closing date: ??? hoping for the last week in March-seller refused to order survey until they received my funding commitment-lender says they won't start title work until that is received

  • Submitted offer on: January 31, 2012..Seller accepted 02/01/12 but waiting on bank to accept offer.  (short sale)

I have no idea how long this process will take but I am hopeful that we may close by the end of April.  We have already overcome a huge obstacle in that the house we are trying to buy was in the final stage of forclosure and set to be auctioned off 03/04/12.  We just got news yesterday that they were able to extend the auction date out to 04/05/12 and that further extensions were available if needed : )  This was a huge relief because we were not able to get a response from anyone at Navy Federal (sellers bank).  I wrote a few emails to the CEO and other executives and the next day we received news that they were sending paperwork to extend out the auction date.  

 

The Lord has kept me calm through the whole process so far and I am confident that if he wants us in this house he will make it happen.  I don't care how long it takes as long as we make it there : )

Thank you for that post because i need that today. The builder what to see the house that i found and ask him to complete for me because FHA told use that we can't sell the house before 90 days of buying in for me..90 days will be March 16, 2012..I had to pray when i drove by and saw a forsale sign on the lawn..The lord knows best.

  • Property: Foreclosed/Fannie Mae (homepath.com) was built in 2007

  • Closing date: Today 3/1 but.............. it isn't happening!  Appraiser didn't recertify the repairs on time. But it's all done now. Submitted Addendum/extension to fannie mae for an extension. They approved it yesterday to close on 3/9

Listing Price:  Originally listed at 145,900. Reduced to 142,500. Purchase price: 137,500 with seller paying 3k closing costs.

Property Type: Existing. Single family home. 3Br, 2 BA, bonus room, 0.25 acre lot.

Submitted offer on: Feb 18, 2012. Offer accepted Feb 20, 2012.

Signed purchase contract: Feb 18,2012.

Loan app submitted: Feb 27, 2012.

Loan type: USDA Guaranteed.

Loan rate: 4%. 

Closing Date: tentatively set for March 30,2012

Loan approval: just went to UW....fingers crossedSmiley Happy

 

Good luck to all my fellow March/April closers!!!!! I'll keep you guys posted!!!! Will be soooo happy to get through UW (hopefully with little or no problems) and to know that my loan is approved...then Ican quit obsessing about that and start obsessing about closing andgetting my keys and moving into "MY" house. This has been a loooong journey for me...this is my first post but I've been lurking on the forums for awhile rebuilding my credit and then, educating myself on the homebuying process...so glad I found this site Smiley Happy  sending happy and positive closing/approval vibes to all of yall Smiley Happy

I'm scheduled to close mid april. I am anxiously awaiting my for my appraisal to come back and my home inspection is scheduled for monday morning. The waiting has made my week feel like it's been a month long.

 

Listing Price:  $99,900 - Fannie Mae/Homepath

Property Type: Ranch - 1463 Sq ft

Submitted offer on: Feb 16, 2012. Offer accepted Feb 28, 2012.
