Been lurking forever. Finally close tomorrow on my home at noon. Can't wait. Did my research here and on the web. Keep making those calls to lenders. I was approved for a mortgage with a low 600 score. (Before the haters jump in... I am financially responsible. My score is due to medical collections for my son which were extensive, and are all PIF. Please take your bad remarks on my score elsewhere). I am proof that it can be done. Will refi into a conventional hopefully by the end of the year.

Congrats on the home. I don't think you have to be defensive with your scores on this site. If there is one thing we all have in common it is that most of us were in your shoes at one time or another and that is what drew us to this wonderful site.

Thanks for the nice comments!!!!. This site has been great, with great people. I was referring to the seldom few that say not to purchase with low scores, or that it is not possible.
It is much appreciated. Managed to get the scores up to 611,612,657 on the last pull today (lender pulls)

Good work Livingthedream!!  I am supposed to close this Friday, just waiting to hear back from our lender.  I hope to refinance as well next year.  Our house went up 40k since we signed a purchase agreement last summer.  I am hoping that the trend continues upward for all of us!
