USDA RD Loan fixed at 3.75%. Closing is set for 6/27 it sooner. Appraisal back good, file is waiting for the UW to sign off on the appraisal, then the file goes to the USDA. I'm excited but nervous! Michigan Mutual is my lender. All conditions (with the exception of USDA sign off) are done.

Good luck!!!  I'm waiting to hear something.... I hope we get the loan - I've been on pins and needles for about a week now. Stopped packing, stopped sleeping, over-obsessing....  so nervous and stressed!

I'm with you.  I stopped all progress on packing because we ran into a potential problem with the approval.  Not sleeping, tension all the time...  ready to lose my mind... then my LO called me tonight and told me I'm still passing the automated underwriting as approve, so I'm drinking some "calming tea" and hoping I survive this experience.  This is the 4th house I've purchased since 1990, with the last being in 2004.  This is hands down the most stressful purchase of them all.  The new stricter criteria for the underwriting risk assessment and the hoops to jump through?  Insanity.  That said, I totally get why we have to go through this.  I figure if we can make it through this and end up in our new-to-us home, we'll have earned it!  May not end up holding to our June 29 closing date and have to move over to the July/August closing thread, but that's better than having it totally fall through.

I am on the same boat.  I just want to cry because of all the stress and waiting.  We have been in underwriting since last Monday afternoon.  Its been a week and nothing, according to our LO we were suppose to have an answer by last Wednesday.  Our closing is set for Friday and our Realtor told me last night for it to be Friday we need an answer by tomorrow.  I haven't even started packing, haven't even gotten boxes, nothing I'm on major standby.  I hope I get a call today.

Our closing was supposed to be today June 12- we were supposed to sign docs last Friday June 8. It all comes down to what an UW wrote in our FHA connection file which was  damning. Now the owners of AmeriFirst and Pulte are trying to overwrite what she wrote with how well we have done with saving for our down. No one seems to be looking at my FHA connection file - I guess I am the only one going through this nightmare. I was told by LO that we were extremely qualified - it is just what was written in this frickin' FHA connection file!!! Seems so wrong!

My loan was sent to the Local RD office today! I am supposed to close on 6.27.2012 so I hope they are quick!

Congrats to everyone that closed this month and is closing this month. My file is in UW conditions fulfilled and its being sent to USDA.. closing scheudled for July 13th but Im wondering/hoping if we can move it up!

You're not going to believe this - but we got a APPROVED!!! (Happy Dance).  Now they are jumping through hoops - we are supposed to sign docs tonight or tomorrow so we can have keys for the weekend!
