Mortgage for my credit

My fico score is 620(all the 3). I make 100,000 yearly. I have seen a condo in Queens , NY and want to buy it. I am having 75k in my bank and looking to put down 5%. Can any body give me an estimate for a better mortgage rate.

Should be able to get under 7 fixed, better on an ARM.

Do u happen to know how come mortgage comapanys stop reporting after a bk. They no longer report on my credit report.
