A year ago to the day basically, my wife and I tried to get pre approved for a mortgage for our first home purchase. The lender we tried to use denied us and broke down what needed to be fixed before retrying. Today we tried again and were pre approved! Unfortunately, not for a very good amount. We're currently renting a house for $2,000 a month, and our pre approval notice states that that is what we can afford between loan, taxes, insurance etc. Outside of making more money, what steps can i take to raise the value of a home I could be approved for? I was approved for a home valued at $227,000, which in long Island is a shack or in the ghetto, which i cant do with two baby girls.
Thanks in advance.
I would get a 2nd opinion.
OP,
You didn't give us much info to work with but off the top of my head, I'm thinking about your DTI.
If you have CCs, make sure that you're using AZEO -- all zero balances except one. This alone can raise your scores and lower your utilization.
If you can, provide us with more info like income, CCs, etc., that would be great.
