After 5 months of offers through 3 different counties, we have finally have an offer accepted by the seller on a 2016 built house.
The seller countered:
"Termite inspection will not be done by seller"
"As Is condition - no repairs by seller"
"Seller has the right choose services"
"3% deposit for opening escrow"
What does that tell you about this house & seller?
House is a newer - 5 years old home single family detached condo and is in an HOA which covers the exterior, roof, etc.....
Hmm.... could be anything... first, is it a condo or a single-family detached house?
The house is newer, so the seller may think that it's move-in ready. The seller may want to be done with it due to money or family issues. The seller may think if termites are eating the deck that he doesn't want the house anyway.
Are you going through with it?

Yes, good point - our realtor is having the inspection done first.
Would hate lose $18,000 due to a termite or major issue...
It's a newer single family detached condo so it's a standalone home in a community.
